Mold Remediation

Within 48-72 hours of a water loss mold growth can begin. Mold is everywhere, in the air that we are breathing right now. Once a food source and moisture source are present mold will settle and begin to grow.

Mold Remediation is a complicated process and must be done thoroughly and carefully. If mold is removed or cleaned without the correct elements in place, the results can be catastrophic. AssureClean technicians go through specialized training for mold remediation. This enables them to be able to adapt to any project that comes up.

A mold remediation is only successful when the contamination is physically removed from the structure.

Our Process

Inspection: We begin by doing a thorough inspection of the property and contaminated areas. AssureClean is equipped with the latest technology to track water flow, humidity changes, and environmental conditions. Using this technology along with our extensive knowledge of structural components and microbial growth we are able to build a scope of work and protocol for remediation. If you have hired a mold assessor, they will most likely have provided you with lab results and a suggested scope of work. We can help you to interpret their report and build a plan of action.

Scope Of Work: Once our inspection is complete we will put together a detailed scope of work based on current industry standards. We use the latst versions of the software, Xactimate to generate fully itemized estimates based on industry standards and priced competitively based on the region.

Remediation:

  • Containment – The extent of contamination will determine the type of containment that is erected. Our containments are built with 2×4 framing and 6 mil fire retardant plastic. They are placed under negative pressure at 5 pascals or -0.025 water guage. This insures that the work being done inside of the containment does not escape and cross contaminate other unaffected areas of the structure. These containments are built with a decontamination chamber as well. This is used to decontaminate people, debris, and equipment as it leaves the containment. Everything is done through High Efficiency Particulate Arresstance (HEPA).
  • Contamination Removal – We use engineering controls to cut down on dust and spore release even within the containment. A remediation is not successful unless the mold contamination is physically removed. We use HEPA filtered sanders, abrasive brushes, and HEPA vacuums to remove the mold contamination from the surface. We will also utilize a hydrogen based product which pulls organic material to the surface allowing it to be vacuumed from the surface. Once the contamination is removed we then seal the structure with a fungicidal coating. All of the debris is bagged and disposed of.  In some cases, the mold growth is merely on the surface and has not penetrated past the substrate. Using HEPA vacuums and a detailed wipe down with an anti-microbial surfactant we can remove the contamination and save the building materials.
  • Cleaning – Mold reacts much like pollen in that when it is disturbed it disperses and seperates. To counteract this we use HEPA air filtration devices as part of our containment process. We also perform what is known as a “HEPA sandwich”. This consists of a detailed HEPA vacuuming of all horizontal and vertical surfaces inside of the contained area, wiping down with an anti-microbial surfactant, and then a light HEPA vacuuming over all surfaces again.

Post-remediation Verification: AssureClean always recommends having a third-party environmental assessor perform a post-remediation verification of the project. This provides the homeowner with a clearance letter stating that the remediation was a success and that the home as returned to “normal fungal ecology”.
